If I could give advice to home owners or renovators on the top 3 most beneficial interior design features to add value and give the most impact to a property, here they are!

 

1. Flooring – wide timber oak floorboards are my absolute favourite and I particularly love them for coastal living. They add a stylish element and excellent for hiding sand after a day at the beach!

2. Lighting – pendant lights add sophistication to homes, specifically great over kitchen benchtops, dining tables or bathrooms. Outside of these spaces, downlights with dimmers have the ability to set the mood. Soft lighting for entertaining is an absolute must, they create ambiance and make guests feel relaxed and comfortable.

3. Paint – a fresh coat of paint brightens up any home, creating cleanliness and making rooms seem bigger. I’m a big white wash fan for timber walls & ceilings in old Anglesea homes, I like grey and white trims for external and even black. I also think a bold colour on a front door can be great – Red, Aqua, Fuchsia or Yellow are fun for the coast.

 

Spending money on quality in these areas will present the home in the best light and be well received by the market. I’m an advocate for cost effective updates however don’t compromise on these items as they will assist with adding value and when it comes to selling will get more buyers in the door.

A perfect example of these finishes is our newly listed property at 22 Bon Air Avenue Anglesea. This new stunning townhouse has European Oak flooring throughout and the look and colour is beautiful.
