In the last few days there has been a shift in people holidaying in Anglesea as the focus goes from lounging around to working out what to put in lunch boxes! The start of this week we were celebrating Australia Day and then the reality hit that people had to head back to work and children back at school. That time has flown by so quickly! Before you get the post summer holiday blues, there is a lot to look forward to with upcoming ‘sneaky’ breaks to ease you back into routine & offering more work / life balance. March Labour Day long weekend & Easter with 2 weeks of School holidays in April.  We already have Auctions scheduled around these times.

It has been a super busy time along the coast with loads of property enquiries and people through open for inspections.  We have experienced another positive week of sales activity with savvy buyers making quick decisions to purchase property that represents excellent buying value. There are a strong number of buyers looking to secure homes in the $500 – $700K price bracket. Premium properties in highly sought after locations also have buyers waiting for the right home to come onto the market.

There will be positive activity for buying and selling right up until May, with new stock still coming onto the market over the coming weeks. Whist we do experience Peaks and troughs in the coastal market the gap is bridging as the traditional beach house is being occupied more regularly. August through to May is consistent. The Melbourne market experiences a lull in winter like we do on the coast however they also have quiet months over summer from December – March. So in fact lifestyle assets overall are proving to generate more regular transactional trends.

The Great Ocean Road Real Estate sales team in Anglesea have sold more property in January than any other Agent again reinforcing that ‘price positioning’ and ‘negotiation skills’ are vital when choosing a real estate agent to sell or purchase through.
