Last weekend Melbourne experienced a super Saturday with over 1300 Auctions and the market delivering an excellent clearance rate of approx 80%. Buyers had been waiting for months for stock levels to increase and this supply contributed to the successful demand.

In Anglesea we see more private sales than Auctions, however when we have a property with special & unique features the Auction process is recommended. Either way if you love a property then negotiating to buy it is worthwhile. Whilst we work for our vendors to achieve the maximum price, our experience is to assist buyers to secure the house too.

It can be really daunting for buyers, particularly if they haven’t purchased before it can be quite nerve racking! We are here to take the fear out of it and also ego. We have seen a few times where a deal can go stale because vendor & purchaser won’t meet in the middle.

It is human nature to put in a lesser offer and a vendor to drop in price to close the sale. On the other hand we have seen multiple interested parties push the price up to secure the property.  We can analyse the market on price, however it is always ultimately determined by buyers – supply and demand, position and price!

There is nothing to lose and everything to gain by putting in a formal offer. Sign a contract of sale and vendor statement, have your deposit ready to go. We must present this to the vendor and give feedback on the offer. Be prepared to negotiate. There is a 3 clear business day cooling off period that allows a purchaser ‘to change their mind’ (except 3 days prior to or after an Auction).  Don’t fall into the trap of a ‘verbal offer’ or ‘email offer’ as this just allows someone else to come in, sign a contract and you miss out!
