Lorne – Real Estate Market round up September 30

‘Lorne – Real Estate Market round up September 30’.

I was exposed to an interesting market commentary where Macquarie Economics Research noted that consumer sentiment was stronger than expected in September, bouncing 8.1% following sharp declines in confidence in both July and August. All components of the index improved with expectations of economic conditions over the next 12 months rising by 16.6%. More important, were the 11.2% improvement in households in preparation of their current finances and the 9.5% improvement in expectations for the state of their own finances in 12 months time. This is significant given the consumption generally follows households expectations of their own finances rather than expectations of activity levels in the economy as a whole. None the less, it is worth noting that both of these indices remain 12% below the long term trend. There appears to be light at the end of the tunnel.

‘Lorne – Weekly report’. One of the biggest weeks on the Australian Sporting calendar with AFL Grand Final preparations all but complete. Our region has been abuzz with excitement as the Geelong Football Club’s fortunes are the major influence of confidence and enthusiasm in our area.

Interesting to note that the past seven days has seen three Lorne real estate sales negotiated after aggressive marketing campaigns and willing buyers and sellers.

A strong indictor to us was the sale of a new property still under construction in Smith Street, Lorne. A good indicator of our constant belief that the prudent buyers have acknowledged there is no better time to buy than right now!

‘Lorne – You must have a look at this’. Lorne’s first post mistress’ house at 48 Charles Street will be auctioned on the Melbourne Cup weekend. The one bedroom residence with self contained bungalow is all in original condition and the natural bush environment and adjacent vacant road reserve present a fantastic opportunity in a price range seldom seen in Charles Street.
