Our Backyard – Anglesea

Welcome to Anglesea 

I keep getting asked the question, why is there an influx of buyers to Anglesea and then buyers asking me why prices have increased? So I guess these questions go hand in hand.

There are a combination of logical reasons along with my own assumptions and analysis of psychographics.  Whilst certain properties will attract a particular demographic for example price affordability, $500 – $600K will traditionally be younger as it’s a first home for permanent residence or first beach house, utilising equity in a Melbourne property.  Higher end properties may appeal to baby boomers who are selling up in the city and retiring to the coast and therefore ‘cashed up’.

So what are the other reasons Anglesea is incredibly appealing and grown in popularity in the last 12months. Here are my observations and rationale;

–          I had dinner in St Kilda last night after work and came back this morning, against the traffic and not having to deal with peak hour, a very easy drive an hour and 20 mins & a beautiful night out!

–          Work life balance is crucial to a healthy mind and body and we are slowly working it out that we must ‘work to live’ not ‘live to work’……. I do love the saying ‘no one ever said on their death bed, I wish I had of worked more’. Being able to spend 3 days a week in Anglesea and 4 in Melbourne is achievable with technology. 

–          Is having an apartment in the city and a quality home with space in Anglesea a clever use of finances given average house prices in inner Melbourne areas?

–          Anglesea being land locked and incapable of urban sprawl is enticing buyers that were considering areas from Geelong to Torquay. The tree and sea change is only a 15-30 mins difference.

–          The Alcoa coal mine closure, literally took the elephant out of the room!

–          An injection of resources into the area. Great Ocean Road Coast Committee are planning an additional $33.3 million to go back into the caravan parks, coast and community over the next 21 years. The Anglesea caravan park is certainly a major attraction and will be further enhanced. The Anglesea Bowling Club is also undergoing a $500K upgrade and of course our favourite The Anglesea Motor Yacht Club has planned some very special upgrades too.

 

 

When I was working in the Melbourne market spending 4-5 hours a day sitting in my car in traffic, I had plenty of time to question the meaning of life. One day relaxing on the beach in Anglesea literally changed my outlook and for all the self-help or motivational books I’ve read over the years, it always came down to one very clear statement

‘If something makes you feel good, then it must be right – so follow it’
