When we are talking to buyers the main brief we get is in the price range of $500 – $700K. This is an appealing category for a beach house and also first home buyers. So it made sense when we looked at the last 12 months that statistically out of approx. 128 sales, 78 of those fell under $700K.  Another 30 properties sold in $700 – $899K.

It’s certainly worth drawing attention to the old school site on camp road that had land sales under $500k, which is the majority of the sales & represented here in the figures

I’m actually quite surprised that we haven’t had any big property sales over the $2million price range. We certainly hope to change those statistics for the upcoming financial year with a few high end properties we have listed and looking forward to bringing to the market.  We know that Melba Parade is a precinct in the $2million plus, particularly the section that has big ocean views. Other streets that have drawn big prices is Harvey Street and Murray – also properties with exceptional views and located within walking distance to the ocean.

Whilst we are very passionate & proud about working on architecturally special homes, from a sales perspective there’s an old real estate saying …… ‘The smallest fish are often the sweetest’.  When the majority of the market demand is in a particular price bracket, we know those properties will sell relatively quickly.
