Another strong week with buyer enquiry and activity in Anglesea. I’m continually advising buyers to act quickly to secure the property you’re after and yes you’re right – we love a quick sale too! I cannot stress enough that the contract of sale allows for buyers to put in an offer subject to ‘conditions’, what that means is you can put in your offer and chase up what you need to so the property isn’t sold to someone else.  This is applicable for ‘Private Sale’ only not an Auction property, which is an unconditional sale on the day.

There are the standard REIV clauses for your reference

Subject to finance – up to 14 days to get your bank finance approved

* Subject to Building inspection – up to 7 days (usually building inspections are done immediately, within 24 hours and a report back to you within 3 days). This information will assist with the state of the property and what work may be required.

Subject to Pest inspection – for any buyers that live outside of the area, it’s important to understand that Anglesea has trees and white ants love wood! So they are actually everywhere, in the dirt, trees etc. Don’t be frightened by this, however just make sure they are not eating the frame of the house. Protect your property with treatment to ensure you have no nasty squatters. Treatments can cost around $3K but it’s certainly money well spent.

We have a fantastic list of local contractors and trades we recommend, please let us know if you would like us to send you through a copy.

Make sure you have spoken with your bank and also a conveyancer or solicitor. You can forward through the contract of sale and vendors statement through to them, they will be able to offer guidance with the process and you will feel comfortable knowing a legal person has viewed the documentation.

As mentioned many times, we welcome private inspections and last week Ben and I took many buyers through properties the market doesn’t even know about yet! (But you do because you’re reading this blog!)

We were thrilled to get an offer on 25 Chatswood Drive, which is now ‘under contract’ and will be unconditional next week. Having relationships with your agent and the agent with buyers will absolutely put you in the front seat to securing a property.

It will be spring before you know it, how fabulous would it be to start enjoying your beach house in the upcoming months.
