It’s no wonder the Melbourne property market is thriving & everyone wants to secure a home in the state of Victoria. For the 7th year in a row Melbourne has been voted the world’s most liveable city. The Economist Intelligence Unit’s Global Liveability Report, based its decision on many factors across 140 cities, including crime, access to healthcare, public transport, how good the food is, culture, even the temperature! Infrastructure, healthcare and education holding Melbourne as a stand out.

Robert Doyle – Lord Mayor, specifically mentioning the city needed to focus on housing affordability, young people trying to get into education or a job, those who are vulnerable and homeless.

This I believe is a timely reminder to all of us to be grateful for the environment we live in and not sweat the small stuff. People getting the winter blues, feeling unwell at this time of year with the worst flu season can get bogged down with negativity. When I look at the world and what is going on I feel blessed to get out of bed in the morning, I’ve certainly had some tough times recently however we must stay focused on the positive.

We get a lot of enquiry on property particularly if we haven’t advertised a price or price range on a listing. What I am thrilled about is the market being completely transparent about highlighting price expectation and values and also reporting sale prices accurately.

With consumer affairs bringing in legislation around agents providing comparable property sales as support to the price expectation. There is a link on every property on the internet ‘Statement of Information’ click on this which will reveal a document, agents must complete. This will tell you the price range and the 3 comparable sales in relation to that property. This is valuable data and information. It’s mainly designed for agents ‘underquoting’ around auctions – where buyers think they have a genuine opportunity to purchase and then they get to the auction and the property sells $400K above what they thought it would!

It’s also interesting to note that if an agent reports a sales result, then that result becomes public knowledge. There are sites like ‘CoreLogic RP Data’ that feeds results to property websites like realestate.com.au, they will then advertise that result on their site. The REIV also have their own site for reporting sales data. So you can search any address and find out the sales result – whether it was sold off market or not.

‘Rate my agent’ is another site that agents report their sales results, again this information becomes available to the public and easily accessed. So any vendors that tell their agent not to report a result ie: ‘price undisclosed’ probably don’t understand that the agent is putting the figure up on sites that ultimately will end up be publicly advertised.

Knowledge and education around property sales and statistics only assist the market with transparency and genuinely helps buyers, sellers and agents to keep this industry real, honest and accurately price and value properties.

Ultimately it’s the market that decides what a property is worth, however as we have seen with this fantastic result for Melbourne, its external factors of an area & location that provide the appeal and demand.
