Our Backyard – Anglesea

We have had another excellent week of negotiating with multiple buyers on properties, continuing a strong selling season. The Anglesea market is still performing incredibly well and particularly in specific pockets. Point Roadknight continues to attract buyers that have been trying to secure property for years! Along with new buyers coming into the market which have just discovered how beautiful our coastline is.

As I continue to mention, properties in the price range of $600 – $800K generate a lot of interest, with very limited stock available. Houses that have good land size (650 sqm plus), need a cosmetic makeover and minor creative floor plan challenges are hugely attractive to buyers if they are based in pockets that offer walking distance to the river, beach, shops and amenities.  Ben had multiple interested parties on 2 Gabba Court and again put this out to a ‘best and final’ achieving an ‘over the asking price’ result close to the $700K range.

When I first moved to Anglesea almost 4 years ago now, jumping in the car and driving the 3 minutes it takes to get to the beach, I thought was amazing coming from Melbourne with loads of traffic. I still can’t quite understand why some pockets of Anglesea don’t perform as well as others and it really comes down to what I call the ‘3 minute drive factor’. If you’re a buyer looking for a couple of incredible properties that do not require any work and present in great condition, please do not rule out ‘FAIRWAY DRIVE’. We have 2 properties that we have made price adjustments on this week and you really should come and check them out if you’re a buyer in the price range of $765 – $810K.

For property owners, this time of year we start to think about end of financial year and getting an update on current market value. Of course we are here to help with that, however if you’re trying to work it out yourself then there are some basic principles that still apply regardless of whether you’re in Point Roadknight or backing onto the Golf Course. Estimating the value of the land value based on its block size then estimating what it would cost to put the house on that block of land…. We know it’s not that simple and there are loads of other specifics that come into as I’ve already highlighted.

  • Proximity to beach, river, shops etc
  • Is the street itself desirable?
  • Views / aspect of bush, water etc
  • How much work needs to be done to the property
  • Potential

Still new stock coming up and with this incredible sunshine, it’s a wonderful opportunity to visit the coast and talk real estate.
