Seasonal Change

We have had a very busy winter in real estate along the Surf Coast with most listings that had not sold last summer/autumn transacting during the colder moths, complimented by a number of off-market transactions. This unseasonal increased activity in winter left stock levels at an all-time low, not just in Anglesea but all the way along the Great Ocean Road. Our seasonal influx of new listings which are normally prepared for sale at the end of August, to the middle part of September and then advertised as the final siren of the AFL Grand Final has been blown, was greatly affected by the 2nd COVID lock down. Property owners have been either using their properties on a more permanent basis during lock down or have simply not been able to visit their coastal homes during lock down which has essentially delayed our normal seasonal rhythms of listing and selling homes.

 This last week we have seen some signs that the market is beginning to waken in regards to new property listings. All of our offices from Anglesea to Apollo Bay have recorded an increase in appraisal requests resulting in a few new listings which will be offered for sale over the coming weeks (please see the Sneak Peaks below). Our extensive and ever-growing list of ‘Hot Buyers’ will welcome the offering of new properties with open arms knowing that from Monday 9th November our Melbourne friends can travel to Anglesea to inspect property again. If you’re in the market to buy, Anglesea stock levels are approximately one third of what would normally be on offer, so you’ll have to be quick and decisive if a property presents that suits your purposes and be prepared for competition.
