We have many buyers that come into the Anglesea market looking to purchase either a lifestyle property for holidays or to permanently live. The architecture and variety of home designs vary so much from the Melbourne residential market that often we hear, “the property is not quite right”. The reality is that most properties will require slight floor plan changes or a cosmetic make over to make it perfect to suit your needs.

Undertaking work to some extent is almost essential in this market and buyers should not be put off by doing it. Whilst as agents we are not qualified builders or architects, we can assist with vision to make changes to layouts or provide contacts for local experts in order to get the improvements done.

Many new homes now factor in how important it is to maximise sun aspect & light to warm up the property, whilst also putting in windows and doors to give views of gardens. Just these slight changes can make a world of difference to a home and also add incredible value. In the future if you did decide to sell, these alterations will also attract more buyers to the property resulting in higher prices.

I was telling a buyer recently that I dream at night about properties and how I would change the floorplan to solve issues with the house, I absolutely love it! The other major consideration with local council guidelines is that it is more efficient to work with an existing home to maximise the house structure than to knock down and rebuild.

This weekend we celebrate Mother’s Day, I could not be more grateful for what my mum has given me throughout my life. It was a very tough road for her bringing up 4 children on her own and working full time trying to make ends meet, her unconditional love was unbelievably self-sacrificing. Whilst I cherish her every single day, I am looking forward to spoiling her especially this weekend.
