It’s a beautiful sunny day out there! It’s lovely to have a walk on a day like today and for the surfers, very hard to work when there are perfect waves rolling in.

We are half way through the year already and school holidays coming up in the next couple of weeks. In real estate our year seems to fly by as we are always planning and working around holidays, seasons, long weekends etc.

The team are continually booking in holiday accommodation 12 months ahead, permanent rental are looking at renewing leases and of course in sales working on our forward listing campaigns.

Our property management side of the business here in Anglesea look after over 130 properties and across the great ocean road our company looks after over 1000, making us the largest holiday accommodation business in the southern hemisphere!

As I continue to analyse the statistics, in the last 6 months 83% of sales in Anglesea were priced $200 – $800K. This price bracket is the most affordable for buyers, mainly because it is a second property purchase, lifestyle asset. Again over 70% of purchasers are located from Melbourne or Regional Victoria.

23% – $200 – $400K

47% – $400 – $700K

13% – $700 – $800K

4% – $800 – $900K

1% – $900 – $1 million

1% – $1 – 1.4 million

11% – $1.4 million plus

What we continue to find is that in this market – Anglesea and along the coast, purchasing property here is incredibly enticing as an investment as you can rent out your property in the peak times and use it yourself when not being occupied. We also have waiting lists for permanent rentals, so if you are considering an investment property – forget Melbourne, this is the place to be!

Purchasing coastal property literally means you can have your cake and eat it too! Its winter so if ever you were going to eat cake, now is the time.
