The majority of sales in the Melbourne metropolitan market are via the Auction process and it is an intense 4 week campaign. With clearance rates still high and sitting between 70 – 80% demonstrating this is a successful method of sale and delivering excellent prices. Whether you like the auction process or not it does put buyers in control of determining price and a fair way for buyers to purchase. If you ask a vendor that has just been through it, they think 4 weeks is well and truly enough time. On the flip side if you ask a vendor that has a property sitting on the market for a long time via private sale and not getting a result quickly enough, they would be wishing for a 4 week sale.

As an agent coming from the Melbourne market, almost all of my success came from selling property at Auction. The basic decision came down to the following:

  • Will the property attract multiple buyers?
  • Is the property situated in a high demand position or location?
  • Is the price point of the property a draw card for the majority of the market?

So in a nut shell when as agents do we recommend an Auction versus Private Sale? On the coast it’s slightly different to Melbourne being a lifestyle asset & not attracting the same level of urgency. Essentially though if a property has unique qualities, located in a tightly held pocket and will have multiple interested buyers, then Auction is best. It can be a lot more work for an agent but if its recommended it’s because we believe it will generate the best outcome for both vendors and buyers. Sometimes the easy option is to put a ‘for sale’ sign out the front and hope for the best. Auction usually drives price up however private sale with a fixed price or price range, then it is expected in most cases that buyers will negotiate down.

In the worst case scenario if properties are not sold on the day at Auction, then at least price position has been determined in 5 weeks, not 5 months!

Whilst the majority of Anglesea properties are private sale, it is also crucial to get the price right & realistic to generate a positive result. Overpriced properties can sit on the market for a long time, so buyer feedback is incredibly important to get a property sold.

How do you judge an agent from a buyer or vendor perspective? The amount of listings on the market or the amount of sales transactions? If you are seeing for sale boards out the front of properties for a long period of time (in Anglesea, 6 -12 months) then serious questions need to be asked about price positioning and whether the correct marketing campaign was implemented.
