A lot of people have mentioned to me this week that there seems to be a big price jump in Anglesea properties! Many homes being listed are in the $750 – $950K price bracket, which from history of the last 12 months attracts approx. 15% of the total market.

We still find that around 70% of purchasers are searching for beach houses under $700K or at the total opposite end of the spectrum over 10% are in the $1.4 mill plus.

When searching at the lower end, it is almost a given that a property will need some work or a cosmetic make over. Sometimes you may not see what we can or have experience with based on important factors like sun aspect.

So to give you a real example of this, I would like to highlight one of our new listings:

* 49 Camp Road, Anglesea – private sale with a specific price of $558K

* Land size is approx 766 sqm

This property is a 60’s Special, which I totally love! The feel and overall design is excellent, however the floorplan needs tweaking. Here are my recommendations to change this house to give it a modern feel using the existing footprint and it could be your dream beach house for under $700K or if you’re handy, way less than that!

* Make the kitchen at the front a bedroom with WIR and Ensuite (steal space from the huge existing bathroom)

* Turn the current living room at the front a second bedroom

* The two bedrooms at the back become one big open plan kitchen, dining and living space, with a whole wall of windows and French doors walking out to decking – capturing the afternoon sun and overlooking the beautiful backyard.

* Of course a coat of paint on the outside & inside to give it a fresh look.

* Utilise the existing floorboards and open spaces

* These ideas would have to be run past a builder for feasibility and decking would require council approval.
