Welcome to Anglesea….

We have had another week full of property interest and offer management. For Buyers that have genuine interest in a property it is crucial to the success of securing the sale to act quickly and fill in the appropriate documentation – signed vendor statement and contract of sale.

First and foremost, informing all interested buyers there is an offer is respectful to all parties that we have dealt with. Secondly, sometimes it is not necessarily the highest price that is the best offer, in some instances it’s the contract terms or settlement conditions. I have seen many occasions where a lower offer, which is unconditional and includes short settlement, has been more appealing to a vendor.

It is only human nature for buyers to ask questions about what has been presented “how much is the offer?”, “are there any conditions?” and “what are the settlement terms?”. We will never reveal this information as it would be unethical to everyone involved to do so. If you love the house, put your best offer in, if there are multiple offers – the asking price or just over will hold you in good stead. Properties that have a realistic asking price and are in a prime location, will sell within short turnaround times.

The first two weeks of a property being listed generate the most amount of interest and internet hits. It is crucial to a successful sales outcome to have an accurate and realistic price point. Overpriced properties can sit on the market for too long and jeopardise the sales campaign and overall success.

This week, we have had negotiations with 3 – 4 buyers on 4 properties, 2 are now under contract.  These properties were on the market for a week and only one open for inspection. Buyers that are receiving this blog are getting information before the market about upcoming listings, so please do get in contact so we can get you through properties first & help you secure your beach house.
