The last couple of weekends the Melbourne market has seen the busiest auction weeks on record, with close to 1800 auctions scheduled in Victoria. Vendors and purchasers understanding the selling season starts to slow down with summer and school holidays impacting buyers’ attendance and purchasing routines. Activity not picking up again until the beginning of February.

On the coast we welcome the influx of people coming to the coast and with it bringing more buyers into the mix as they fall in love for the first time with the area! So for us, along with the sunshine, the market also heats up bringing the warmth of welcome purchasers. We have some fantastic properties on offer and if you get in now and purchase, there is the opportunity to enjoy summer, school holidays and Easter….. Plenty of great times ahead to maximise your beach investment.

I was recently talking to a couple of friends that are either going through renovations or building a house, a process that requires a lot of time and effort. For them juggling work, children and the endless choices and deadlines, we came up with what we now consider a serious condition. ‘Decision Fatigue’ it seems that no matter how organised you are when going through a build there are always things that come up that require a quick response or there are consequences. When the build is finally finished, the end result of all those decisions will pay off as you have to look at those tiles, floors, taps……. every single day!

We have a recently built property (36 Eleventh Ave) just listed that is a perfect example of excellent planning, choices and a clever floor plan. The flow, finishes and ease of living make the feeling of being in the property warm and welcoming. Looking at property online, brochures and general marketing certainly gives a good indication of how a house presents, however nothing compares to the ‘intangible’ of being in a house and just knowing its ‘the one’ for you.
