Our Backyard – Anglesea

Welcome to Anglesea

Another long weekend ahead and with it mixed feelings. On Monday we celebrate Anzac day, remembering those that sacrificed their lives and minds to give us this beautiful country. It’s hard to believe so many young were put through such horrific experiences at a tender age.  We all should take the time to respectfully give thanks and never take for granted what we have.

The Great Ocean Road itself a perfect demonstration of what we have as a result of returned serviceman that worked to create access to our magnificent picturesque coastline.

I had great pleasure enjoying our wonderful coastline, specifically Anglesea Main beach on Wednesday, it was a perfect morning. I headed out with my private surfing coach! I cannot recommend more highly ‘Go Ride A Wave’ if  you have ever wanted to learn to surf, you can either go in a group or if you are 47 and need to fast track your prowess like me and go from Kellie Saddington to Kelly Slater, then this company will get you there! So much fun.  All the local surfers tell me the waves are so much better as we come into Winter so there is never a better time!

This week I met with many real estate agents from the Melbourne and Regional markets, along with a member of the REIV. It is interesting to note that Australia is one of the only countries in the world that has different legislation in each state for Real Estate. A united set of guidelines is currently being worked on which will be welcomed by the industry and agents across the board.

Here are the latest changes that the REIV are closely looking at

  • Forthcoming Auctions – Agents that promote ‘forthcoming auctions’ and are unable to advise a specific date or have a date written on their authority are in breach of the act. Agents are using this method as a tactic and then converting the ‘forthcoming auction’ to a private sale.
  • Offers Above / Over –  for example offers above $700,000
  • Price Plus – for example adverting $700,000 +
  • A list of minimum 3 comparable property sales to demonstrate to buyers that the advertised price is based on those recent sales. This will be available at open for inspections.
  • In NSW – a property cannot be advertised until the section 32 (vendors statement) and contract of sale is ready.

Have joyful weekend, give your fellow Australians a hug. Look forward to seeing you at the open for inspections or any property by private appointment. We have the Auction of 61 Harvey Street on Sunday at 1pm, open from 12.30pm, please come along!
