Weighing up the costs of building a new home or renovating?

We often get asked about available land for a new home build in Anglesea. There are very few blocks in the area and certainly very few that are ‘easy or have limited restrictions’ for your dream home to materialise.

Our first piece of advice is always to go to the surf coast shire council and understand the requirements for going through this process. There are clear guidelines to take into consideration for the actual building envelope, once setbacks from front, side boundaries and height restrictions are factored in.

There are 3 different zones in Anglesea that have minimum block sizes that can be built on, they are:

  • Area A – 800 sqm
  • Area B – 550 sqm
  • Area C – 400 sqm

Land / Block sizes are also important because in Anglesea there are also restrictions on how much of the land you can build on – this is referred to as ‘Site Coverage’. In a lot of cases working with an existing property and undertaking renovations can actually give you more house than knocking down and starting again. Therefore the questions may not be about the costs of building but will a renovation be more beneficial in the long run with appeal and overall property value.

The Melbourne market is so very different to the coast, with some suburbs treating subdivisions on a case by case basis with no minimal block size applicable. Other areas have tightened up due to over development and the potential for ‘decreasing’ value of neighbouring properties.  Stonnington and Boroondara (Camberwell, Toorak, Brighton zoning).

As agents we do our best to provide as much local knowledge as possible to assist with your buying & selling situations. The vendor statement (sec 32) for any property provides important information pertaining to the property, so read it carefully and have an expert look over it for you – solicitor / conveyancer. The next important ‘due diligence’ step is to visit your local council to better understand the area.

Anglesea is a special place and restrictions are in place to protect & preserve it, so we can only support anything that does that!
