End of financial year and I’ve been doing an analysis of the Anglesea market over the last 12 months July 2015 – June 2016.

Here is a snap shot for you!

The market overall is slightly down from the previous financial year 2014 – 2015, however more consistent with sales activity – August and March being the quietest months – winter and autumn, both with 6 sales and July, Oct, Nov, Dec & Jan having 12-15 sales each month.

In Total there were 126 sales including off market compared with 139. 

Here is a breakdown of sale prices by all agents.

$300 – $500 – 21%

$500 – $700 – 38%

$700 – $900 – 22%

$900 – $1.4 – 11%

$1.4 plus – 6%

The average turnover of properties over the last 5 years sits around 120-140 per year, clearly demonstrating an area restricted by growth or development from a housing perspective. This of course is due to the positive attributes of being surrounded by national park and the ocean, the number one reason why perhaps home owners don’t want to give up their piece of paradise!

Average property prices have increased and I will give you more breakdowns and statistics on this next week! It makes sense that when there are limited supply, demand will go up and purchasers willing to pay a bit more. For owners the good news is your asset is increasing in value.

Our holiday accommodation side of our business had an exceptional year with incremental growth from the previous year and our permanent rentals also had a positive year.

As per our research and data trends, we are quiet with listings however seeing a lot of wonderful stock coming up in the next couple of months, so ride out the cold and hang in there….  If you’re a purchaser and love a property, don’t wait to buy it because your dream beach house will be snapped up!
