Welcome to Anglesea 

Having worked in the Melbourne Real Estate market, I’m often asked for advice on when it is the best time to sell and also buy. An hour and half away in Anglesea it’s very different, so why do we have different strategies for different areas. It all comes down to lifestyle trends and understanding our habits, the airline and accommodation industry is based around these peaks and troughs. Real estate, whilst I don’t believe has such dramatic peaks and troughs, there is still strategy to campaigns and psychographics.

School holidays, long weekends, public holidays are traditionally avoided for Auctions or running a campaign – particularly over Christmas / New Year.  For the coastal markets this is a peak time as everyone heads to us for the summer, so listings over this time are strong and we do the opposite and recommend this timing for vendors and buyers.

As I recently mentioned Auctions along the coast are not as common as the private sale method and often it is the request of a vendor to go with Private Sale as they are not comfortable with the process.

If you are a buyer and see a property on the market advertised for Auction, go to the auction and it sells way above the advertised quote range – there is a fair chance it was ‘under quoted’.  It can be very frustrating and the only way of ruling out this practice by unethical agents is to report it to consumer affairs and have the agent investigated.

As we always know buyers determine the price of a property and at the moment in Anglesea, there is short supply of stock, so very much a vendors market for special properties. Here is one for example;
