Our Backyard Anglesea & Torquay

What a week in Real-estate!

Interesting that everywhere I turn I seem to be seeing stories on the property market and speculation about where it’s heading. Prices have dropped by 10-20%, some Melbourne suburbs prices are as low as 8 years ago…. So what’s causing all this and is it real? From my summation of everything I have analysed, the only variable or change to the market is that banks have impacted buyers through more stringent guidelines and finance approvals are taking anywhere from 2-4 weeks, so I guess this is why auction clearance rates have been lower than usual, being an unconditional sale on the day but private sales are still strong. There is literally no other market factors that have changed, employment rates and salary unchanged, economy strong and Australia is still considered one of the wealthiest countries in the world. See below insert from Wikipedia!

Australia is the second-wealthiest nation in terms of wealth per adult, after Switzerland,[27] however, in 2018 it overtook Switzerland and it became the country with the largest median wealth per adult.[28] Australia’s total wealth was AUD$8.9 trillion as of June 2016.[29] In 2016, Australia was the 14th-largest national economy by nominal GDP,[2] 20th-largest by PPP-adjusted GDP,[3]and was the 25th-largest goods exporter and 20th-largest goods importer.[30] Australia took the record for the longest run of uninterrupted GDP growth in the developed world with the March 2017 financial quarter, the 103rd quarter and marked 26 years since the country had a technical recession (two consecutive quarters of negative growth).[31]

This time of year is traditionally about love, friendship, holidays and relaxing with our favourite humans. It can also be a time where people get stressed and upset easily, so keep your cool and remember there is always someone so much worse off than you. Missing out on a car park or long ques at the counter are not a big deal when there are people that can’t afford to eat or battling with the grief of losing a loved one. Better to give a hug & a blessing than get angry! ‘Calm your farm’

As a branch, I couldn’t not be more proud of the staff we are fortunate to have working here and I adore each and every one of the team. We have come a long way this year with new members who have excelled in their roles and are continually growing and progressing in their skills. We are celebrating the successes we have had over the last 12 months and I’d like to take a moment to give thanks to the people we are blessed share our day with, along with our clients and extended colleagues in all our contractors that make our properties shine so brightly.

Have a lovely weekend. Take care out there in the rain, hail & sunshine!

Regards
