If this is Autumn, I’ll take it, thank you very much!

This time of year we start taking holidays ourselves after working a solid 6 months for our high peak season and business usually starts to slow down with a change in weather. Not this year, literally we have check in’s every day at the moment, it’s not even just weekends that are busy! Our holiday accommodation business is super busy and the team are run off their feet, which is just brilliant. We are also getting longer term bookings for properties, so anything up to 6 months with guests wanting longer holidays or they are in between properties, renovating or searching for a coastal home to purchase, so they get to stay in the area whilst they are selecting a new beach house.  I love that about the diversity of our company, being able to cater for any needs – from tourism / holiday to sales / life style changes or property management with permanent leasing & not forgetting the commercial side – putting small business into the area.

With the international dollar being inconsistent and interstate destinations like Queensland taking such a battering due to drought or floods or cyclones! The shift and focus has travellers enjoying Victoria and it has never shone more brightly than it has done the last 3 months.

I really don’t like air conditioning and I have a personal challenge where I try not to use it at home, I’m not a fan of the fan either but I have to say, last night I kept those blades swirling around all night long. Then this morning with that incredible ocean waiting for me, I couldn’t even drag my weary body down the road & into the water! But then promised myself that a swim would be on the radar after work, so I can keep that salt water on my skin as long as possible.

So where are we at with the property market this week as we head into Autumn? well there have been some great sales across our offices this week, we are still getting strong interest from buyers and have been seeing more buyers via private inspections rather than open for inspections. We  have a lot of higher end properties over $1million and even $2million so not as many buyers in these brackets but great to have such incredibly beautiful coastal homes on offer. The lower end of the market always moves relatively quickly – anything under $850K is usually snapped up in 30 days.

I was just chatting to a lovely local who I’ve been fortunate to represent a couple of times with their properties in Anglesea and they are selling a family house in regional Victoria. How is this for an investment….. An excellent brick home in great condition, with a potential rental return of $450 per week…. I simply had no idea it was possible to buy a house at this price!!! $200 – $220K wow! Not that I’m trying to sell a house for another agent but if you’re an investor it’s great to know there are still options in this state for every budget…. If you’re into live music, Morgans Bar and Grill in Anglesea have a wonderful Sunday afternoon session from 4pm, it’s a perfect time to enjoy a drink with friends and enjoy local talent. This Sunday our good friends ‘Two Dogs’ are playing and well worth getting there to have a cold beer and some hot tunes.
