Our Backyard Anglesea & Torquay

The start of the school holidays commenced last week and with lovely weather on the radar for the upcoming week, it’s a great time to visit the coast.  Outside of post-Christmas and January, next week is our second busiest time of the year and the majority of our holiday properties are booked right across all of our offices along the coastline. Whilst this week was the first time I lit my fire at home, when I was out walking this morning, the sunshine was magnificent and I can’t quite put my finger on it but there is something magical about the next few weeks, there is something in the air that just makes me smile!  Another reason to get all your friends and family together and celebrate love and life!

We had an excellent outcome last week selling 46-48 Eighth Avenue, Anglesea. The property has been in the one family for over 40 years, so it will be a big change for the vendor who has seen a lot of changes in Anglesea and Point Roadknight. The house being an original 1950’s with an additional room put on in the 70’s presents as a quintessential Australian beach house and therefore the sale price was really represented as ‘land value’ and very much up there as record result for the area at $1,825,000 for land size of approx. 1394 sqm.

This result is just great when all we hear in the property market is doom and gloom, it really demonstrates that properties in prime, unique locations will always have the right buyer. In saying this, we did have a price adjustment over the course of the campaign based on feedback from buyers that were interested in the property and our professional opinion.

It’s interesting that most real estate agents deal with an ‘appraisal price’ and a ‘vendors price’ and in most cases, properties don’t sell at the inflated ‘vendors price’ particularly in a down turn market. In any other profession a person would never tell the ‘expert’ that they won’t go with their recommendation and run with their own. Imagine going to a doctor and they prescribe taking specific measured medication for an aliment and you decide not to go with their qualified advice and then decide to double the dose to get a better result!

It’s for this reason, we always encourage buyers to put forward an offer to a vendor via the official contract of sale and vendor statement, the worst that can happen is that the offer is rejected or counter offered.

We welcome the announcement of the federal election and look forward to seeing what unfolds, for some reason the property market goes on hold in the Melbourne market, with investors wondering how it will impact them. I already can’t wait for it to be over and then see who will lead our country for 12 months and then be overthrown and another prime minister the following year!!!
