Our Backyard Anglesea & Torquay

With such low stock levels in properties under $1 million it was no surprise to me that I had two offers on 47 Murray Street, Anglesea after the first weekend of open for inspections. There is nothing more fulfilling that having sold a property before the board goes up at the property, then even better putting a sold sticker on it when it does! An incredible result selling it $15K more than the asking price, achieving a result of $880K.

Ben also achieved a great result at the higher end with 7 First Avenue, selling at the asking price of $1,650,000. With tennis courts becoming a rare asset in Anglesea due to council guidelines, they are very highly sought after for the simple reason if you take them out, you most likely won’t get them back in unless you have exceptionally large land size.

It’s worth mentioning the basics you need to be aware of in Anglesea when thinking of land and new build or thinking about extensions & renovations. In a nutshell, a dwelling can represent approx. 30% of the block size, then an additional 5% for hard surfaces (ie: tennis courts, swimming pools, driveways, paving etc) then an additional 5% for decking. So overall 40%.

There are also 3 zones in Anglesea with different minimum blocks sizes, this is mainly relevant for subdivision. They are 400-450 sqm, 500-550 sqm & 800 sqm. So basically double these if you’re thinking of a subdivision in specific pockets. All this information can be found on the Surf Coast Shire – planning scheme for Anglesea and there is also one relevant for Torquay which are different again.


Another question I often get asked about is trees! These guidelines did change, so a few years ago there was overlays which prevented removing trees, however now for bushfire safety trees can be removed within 10 metres of the house. However there are also protected trees that absolutely can’t be touched like the moonah trees that are mainly found in Point Roadknight. Again I reinforce to check with council for confirmation prior to making any drastic changes. It’s pretty evident given the situation with bushfires around the country that it is now crucial to constantly be clearing your land for safety in a bush environment like ours.

NSW has just implemented the strictest water restrictions for the entire state, due to drought and very low water levels, this makes it so hard to keep land moist for fire safety and keeping gardens green. Such an awful situation, and whilst we have one day at 38 degrees and 19 the next, I have seriously never felt more happy to be living in Victoria in my life, people in Tasmania perhaps even more so!
