Great news announced today from Sarah Henderson and Malcolm Turnbull with $10 million dollars allocated to ‘The Great Ocean Road’. There are plans for the roundabout at Anglesea and the road over the bridge to be widened to accommodate the peak times and traffic congestion, so we will stay tuned to see if these funds will implement the changes.

New legislation around ‘underquoting’ is another positive step for transparency in the industry. The changes, when implemented will be welcomed by buyers and also sellers that have been influenced by agents to either ‘under quote or over quote’ property prices.

So as a buyer what steps can you take if you feel you have been in an offer situation that seems less than fair?

–          If you see a price range on a property and make a formal offer via a contract of sale and signed vendor statement for the lower amount on the range and this offer is ‘rejected’ by the vendor – then this can be reported to consumer affairs. The agent must make an adjustment to the price to reflect what the offer is or vendor will sell at.

–          This is a typical scenario with offers prior to Auction as well as private sale….. an example would be. Price range $700 – $750, a formal offer is made at $705 and the vendor has rejected the offer and come back and said they would sell at $745… The price must be changed on marketing and the sales authority

–          There is a property on the market in Anglesea that is being marketed twice, one with a range and one with a specific asking price….. very confusing for buyers!

–          We very strongly believe in being clear, concise and transparent. What I advertise as the sale price is what the property can be purchased for and what is written on the sales authority that the vendor has agreed to. I believe in being respectful to buyers and sellers and it shouldn’t be any other way!!!
