Parents everywhere are rejoicing! School holidays are over and we have a momentary couple of weeks of routine before spring racing carnival sets in and our next long weekend is scheduled for Melbourne Cup Day on 1st November.

It’s amazing how our coastal holiday accommodation business has been impacted by cooler weather, flooding & landslides on the Great Ocean Road.  This comes on the back of summer where we experienced the opposite with a heat wave and bush fires. Let’s hope the upcoming season sees a traditional run of even temperature and sunny days.

From a forward booking perspective, our team here in Anglesea have been busy and to date we have approx. 94% occupancy for our High Peak Season. Interesting that over 50% are returned guests and re-booked into their favourite beach house.

We have an Auction tomorrow at 1E McMahon Avenue, the property is pretty special backing onto the Golf course and beautiful north facing sun aspect. The house itself would come up well with a cosmetic make over and the site would be great for down the track should anyone be keen to re-build.

Big news over the last 24 hours was the Richmond agent charged for ‘underquoting’ on 11 properties. Consumer Affairs have fined the agent $330,000 and a further $90,000 in court costs.

 “It is illegal for an agent to advertise or advise a price that is less than the seller’s auction reserve or asking price, or their own current estimate of the likely selling price.”

This unethical behaviour is very disappointing to the industry and as agents we continually strive to be as transparent as possible. I’m continually shocked when I hear or see agents acting in a manner that is deceptive to buyers, sellers and even other agents.  I recently heard of an agent contacting another agent’s vendor when the listing is clearly on the market, which is basic bad manners if nothing else. I understand that we all compete for business but I also have very clear lines of respect for good quality agents I work with in an area.  I have been in many cut throat business environments and one thing I have learned and certainly seen many times that doing business in a way that does not deliver positive experiences will always be the undoing of a person.  

When it comes to Auction pricing the agent must quote the price range of what is written on the sales authority, it’s pretty simple really.
