We couldn’t have had more perfect weather last Saturday for the Auction of 1E McMahon Avenue and just on que to showcase the environment, our Auctioneer Ian Stewart paused to allow a golfer to take their shot. The outcome on both fronts was positive, a successful sale and wonderful we were able to sell the property to purchasers we have had the pleasure of dealing with when it came to selling homes for them in the past.

Every spring and summer we finally get to do the jobs we have postponed for the winter. For some reason doing things with light makes them so much more joyous, I have a thing that I can’t clean the house in the evening, it absolutely must be daylight. I love throwing open all the doors and windows putting on incense or a scented candle, get the favourite tunes going and get stuck into it on a sunny day.

Vendors will often ask us prior to putting a property on the market, how much should they invest personally or financially to present a home before sale.  There are some basic things that can make a difference, even if you have just purchased – it’s an ideal time to spruce up prior to moving in.

–          Painting! Inside and outside will have maximum impact. If you’re not sure of colour particularly for external and street appeal, it’s valuable to get a colour consultant out from one of the paint companies.  See below link for the information on Dulux

–          Garden – cleaning up and trimming back. Also indoor plants are very ‘right now’ and can brighten up rooms. If you can’t trust yourself with real ones, don’t underestimate ‘faux’ as they will always look great.

–          Balconies – again oiling or painting a deck will make a big difference, big pots with plants.

–          Blinds – putting in modern style blinds will give a room a lift.

–          Flooring – there are some pretty incredible economical flooring options available including vinyl
