It’s happened, Anglesea is officially the hottest town in Australia! Ian Lewtas has been in real estate in Anglesea for over 30 years and he has never experienced a Spring / almost Summer lack of stock situation in all that time! We are almost SOLD OUT!!!!!!

In Anglesea there are 12 properties on the market in total. It’s interesting too that 6 of those properties are priced $1 – 1.5 million. Traditionally 70% of buyers are seeking property $450 – $650K, so this bracket is seeing very quick sales and selling off market.

For anyone that has been considering selling, there has never been a better time to get your property listed. The Melbourne market is also experiencing excellent clearance rates with 78 per cent recorded this week compared to 75 per cent last weekend and 65 per cent this weekend last year. There were 1167 auctions reported to the REIV, with 908 selling and 259 being passed in, 103 of those on a vendor bid, 170 sold prior to Auction. The REIV collected 96% of auction results last week with a total of 1210 results including 21 withdrawn and 22 postponed.

As mentioned last week, savvy buyers act fast making formal offers so they don’t miss out.  We sold 3 properties last week in Anglesea. There were approx. 17 blocks of land also sold in approx. price bracket of $350 – $500K. The block sizes were small compared with the rest of Anglesea, it will be interesting to see the style of homes that will be built given the council guidelines around building envelopes. New restrictions came through in 2012 and in a nut shell, new homes can be built on 30% of the block size, taking into account 9 metres from the front and 3 metres off each boundary.

For the downsizer, smaller homes located close to the shops and walking distance to the river is appealing. We will have a land site opportunity coming up, so stay tuned for more information or contact me.
