Our Backyard Anglesea & Torquay

As we head into August next week, we also start the countdown to spring. Each year July seems to be the quietest month of the year for real estate transactions and there are a combination of reasons for this. Main one being that it seems that most Victorians take off to escape winter or embrace it at the ski resorts.  Every demographic or individual personal situation has similar circumstances. Families along with taking school holidays, take additional weeks to make the trip to Europe worthwhile, same with anyone else travelling to the other side of the world always need a ‘good 4 weeks’. You don’t need to go to Europe really, checking out the northern states of Australia, 26 degrees for a 2-3 hour flight seems like pretty great value, if you’re seeking sunshine and warmth.

For me personally, I am just loving being on the coast, it’s been pretty mild and I always seem to capture sunshine when I’m walking in the mornings. I also generally only see a couple of other people out and about, there are more surfers in the water than walkers on the tracks, given the surfing conditions have been so great.

Our buyers this time of year ask the question, is there any more stock coming up as we don’t seem to see a lot on the market? Yes there will be, once we hit mid- end of August, we start talking to more vendors and planning out campaign for spring (we also have listings now that are getting prepared for taking to market).

The Melbourne property market also really kicks off with spring auction campaigns from mid-August which has been brought forward over recent years as there are more holidays, events and public holidays to manoeuvre around to get a straight 4 weeks. Sept / Oct school holidays, Grand Final plus the GF public holiday…. Then spring racing carnival.

In a blink of an eye, I’ve already taken you to summer, it will be here before you know it, so NOW is the time to be seriously be purchasing property, so you can be in and enjoying it without the rush.

This week we have secured a fantastic local business going into one of the retail space that will be a wonderful addition to our site at 137-141 Great Ocean Road & I’m super excited about supporting them.
